The universal room-by-room checklist

This is the baseline. Every move-out clean, regardless of who's doing it, should cover all of these. If any single item is missed, it's the one your landlord will photograph.

  • Kitchen: inside the oven (including racks and trays), inside the fridge and freezer, behind/under the fridge, range hood filter, inside every cabinet and drawer, backsplash, sink and faucet descaled
  • Bathrooms: toilet base and behind it, grout scrubbed, shower door tracks, mirror, medicine cabinet inside, exhaust fan cover, hair from every drain
  • Bedrooms: closet shelves and rods wiped, baseboards, light fixtures, window sills and tracks, any wall scuffs spot-cleaned
  • Living areas: ceiling fan blades, light switches, door frames, baseboards, registers and return-air vents, inside the patio door track
  • Floors: vacuum every carpet edge-to-edge (including closets), mop hard floors twice, scrub any obvious stains
  • Walls and doors: spot-clean handprints around switches and door handles, magic-erase scuffs in hallways
  • Windows: interior glass, sills, and tracks (tracks are where landlords look first)
  • Final pass: every light bulb working, every smoke detector beeping, garbage and recycling fully removed

For renters: chasing your damage deposit

In Ontario, landlords cannot legally withhold last month's rent as a cleaning fee - but they can pursue damages through the LTB if the unit is left below "reasonable wear and tear." In practice, what gets disputed is always the same three things: oven, bathroom grout, and carpet stains.

Before you hand back the keys, walk every room with your phone and shoot a wide photo plus close-ups of the oven interior, the fridge interior, each bathroom, and any pre-existing damage. Timestamp matters - do it the day you leave.
